How do we determine the selling price of a property?

1. Market analysis

Pricing starts with an in-depth market analysis. We compare recently sold and currently listed comparable properties in the area to understand the market’s true price level.

 

2. Property description

We take into account the property’s exact specifications — size, condition, number of rooms, layout, year of construction, and technical state. The price is also influenced by added features such as a balcony, terrace, storage room, or parking space.

 

3. Location assessment

Location plays a crucial role — we assess whether it is a sought-after residential area, and how close it is to schools, shops, and public transport. We also consider the neighbourhood’s reputation and development potential.

 

4. Data sources and facts

We use reliable sources such as the Estonian Land Board’s transaction register, real estate portal statistics (kv.ee, city24.ee, and others), and, when necessary, professional appraisers’ opinions.
